How the Strata Corporation Operates

Strata Corp

A strata corporation is a legal entity with all of the powers of a natural person who has full capacity. This means that it can sue or be sued, enter into contracts and hire employees. The owners of the strata lots are the members of the strata corporation.

Council Meeting

Council

A Strata Council is made up of up to seven Owners, who are elected at an Annual General Meeting, to make decisions related to Strata Corporation business. Council members are volunteers.

Strata Manager

The Strata Corporation engages a management company Metrowest Building Services to undertake specific duties and responsibilities carried out by the Strata Manager, at the direction of the Strata Council. Decisions are made at Council Meetings, unless urgent, and by the majority vote. 

Service Team 7

Onsite Staff

The Strata Corporation may hire a building caretaker / concierge / cleaner to conduct the building caretaking, including onsite service and janitorial works. These onsite staff (contractor) take directives from the Council and the Strata Manager, but not from an individual owner.
